Can you clear a property before probate is granted?

In most cases the property should not be cleared until the executor has authority to act, but we can visit, quote and reserve a date in advance so the clearance happens promptly once you are ready. If you are unsure, we recommend confirming timing with your solicitor first.

What if you find valuables or important documents?

We set them aside and hand them to the executor or nominated contact. Our team is briefed to look out for paperwork, photographs, jewellery, cash and anything of obvious sentimental value — it is a standard part of every probate clearance we carry out.

Can you provide paperwork for the estate?

Yes. You will receive a written quote, a VAT invoice that can be addressed to the estate, and a digital waste transfer note. If resaleable items reduce the cost, we itemise this so the estate accounts are straightforward.

We live far from the property — can you handle it remotely?

Yes, this is very common. We can collect keys from a solicitor, agent or neighbour, send you photos before and after, and return keys on completion. Many probate clearances are managed entirely by phone and email.

Do you work with solicitors directly?

We do. Several law firms across Cheshire and Merseyside instruct us directly on behalf of estates. We are happy to be named as the clearance contractor and to invoice the estate via the firm.
